Approach

The Link Portside Wharf project is part of a $1.3 billion-dollar mixed use community, residential and retail precinct located on the Brisbane River. The Link project was designed to be a 4.5 star boutique Apartment Hotel for international and interstate guests and those departing or arriving via the cruise ship terminal.

Outcome

The design of this building required clever problem-solving to build a viable structure on top of an existing concrete podium above a basement car park. The structure could only sustain limited building loads. Together with Bornhorst & Ward engineers, TVS architects planned an innovative structural steel design to deliver a four-story residential building. If a conventional concrete post and beam construction was applied, the building would have only been able to withstand two floors. However, by utilising a light weight building systems approach, additional floors could be accommodated, thereby increasing the GFA and value for the hotel with the top floor units having river views. The project won TVS architects and Bornhorst & Ward engineers an Urban Development Institute of Australia Consultants Award in 2015.

The innovative structural solution allowed the scale of the project to be increased to four stories, doubling the residential yield and strengthening the investment case.
