Project: Young Residence, Kingscliff

Project Description:

This site (765m²) has a 19m frontage to the beach located within the Salt Residential community on the NSW Tweed Coast. The client wanted a modern family beach house with clear zoning distinctions to suit their day to day living and entertaining functions.

 The ground floor accommodates a spacious and linear entry foyer and corridor view to the beach. Adjoining this is a bedroom wing catering for their teenage twin daughters and a guest bedroom space with separate ensuite.  A dual 2 car garage and carport are located at the front of the site. Adjacent to this are gym, storage and refrigerated wine cellar room with glass viewing panels from lobby area.

At this point the house is split into 2 zones to offer south and north facing courtyards linked via glass corridor. The southern court provides for servicing and utility areas and the like. The open plan kitchen, dining and living space are located adjacent to the beach frontage and have a link to the large 8 x 4 m loggia outdoor dining pavilion, accessed via an 8m wide retractable galas doors.

The northern courtyard incorporates a feature plunge pool. The long northern boundary has a raised planter box planted with Bribie Island Pencil Pines closely spaced to create a green privacy screen up against the substantial 2 storey house next door. We have incorporated a 22 x 10m wide open green space inspired by clients Mediterranean visits over the years, with a clear direction for lush green lawn areas to provide visual relief from the internal areas.

The upper floor houses the master bedroom and a retreat area overlooking the beach towards the east, plus a joint family come entertainment room built across the front of the house over the double garage with large outdoor terrace affording views to the distant Mt Warning scenic rim.

The house has a clean contemporary look, with a statement design feature at the front of the house utilizing a monolithic vertical stone clad wall that originates externally and then passes through internal spaces leading the eye to the feature 2 storey lobby space. The essentially “L” shape house is functional, practical with a concrete structure and roof designed to allow for future additions over the low rise bedroom and guest wing at the front of the house. Stage 1 of the house is in the order of 450m².
